Bouygues Immobilier will focus on three facets of the property development business: residential property, urban planning and commercial property.






All of Bouygues Immobilier's residential programmes will obtain High Energy Performance (HPE) certification

All building permit applications submitted by Bouygues Immobilier since 1 July 2007 have included a request for "Habitat & Environment" (H&E) certification.

This certification applies to residential property in the same way as the High Environmental Quality (HQE®) label applies to commercial property. It mandatorily includes High Energy Performance (HPE) or Very High Energy Performance (THPE) certification. As a result, certified housing developments record energy savings of at least 10% compared with the 2005 thermal regulations applicable in France.

HPE certification is delivered by independent body Cerqual, a subsidiary of the Qualitel association.

Starting in 2008, more than 12,000 housing units will be HPE-certified in France. To date, 8,000 Bouygues Immobilier homes have obtained or are in the process of obtaining HPE certification.

Bouygues Immobilier is the first French property developer to undertake such a large-scale certification process for all its residential programmes.

The programme called for training of half of Bouygues Immobilier's employees as well as all other parties involved, including architects, design offices and contractors.



Bouygues Immobilier has started to develop a sustainable district in Bordeaux: Les Berges du Lac




Bouygues Immobilier was chosen by the Bordeaux Council to develop a new lakeside district to the north of the city.

Outline:

- 30-hectare lakeside development in Bordeaux;
- 1,800 homes;
- 25,000 sq. metres of retail space;
                                      - 2 primary schools and 1 secondary school;
                                      - 1 gymnasium.

Architects

Christian Devilliers, winner of a French award for urban planning, and the Brochet Lajus Pueyo architectural firm.


Marketing

The start of marketing is planned for early 2008 and the first phase will be delivered in 2010. The final phase is scheduled for handover in 2011.


Certification

All housing units will be certified under the Habitat & Environment label, and will thereby obtain HPE or THPE certification. Certification will also cover public amenities (retail space, gymnasium and schools).


Energy management

- use of renewable energies with a wood-fired boiler (no CO2 released) for the residential and retail programmes;
- solar power via solar heating collectors to cover 40% of hot water requirements;
- solar panels to produce enough electricity to power pumps in canals and light up gardens;
- shafts below ground for energy recovery;
- supply and extract air handling units with heat recovery.


Transports


- tram line linking the development to the city centre;
- underground car parking;
- cycling paths and footpaths.


Gardens

- rainwater recovery;
- public gardens;
- respect for biodiversity.

Bouygues Immobilier has launched the Green Office development, the first positive-energy office building in the Paris region, located in Meudon


Project


- building with GFA of 23,000 sq. metres in Meudon, close to the RN 118 main road and Vélizy 2 shopping centre;
- architect: Daniel Montaut et Associés;
- building to host part of Bouygues Immobilier's workforce;
- start of works in 2008;
- delivery scheduled for 2009.


Positive energy


Buildings that produce more energy than they consume during a one-year period. The energy produced is renewable energy.

Three parameters are addressed to achieve this goal:

- generate renewable energy on site;
- design a building that consumes as little energy as possible;
- ensure long-term building operation, with maximum energy consumption and production targets.


Outline

- optimum building orientation;
- focus on natural light, 13-metre deep open-plan office space;
- hyperinsulation (concrete façade and overcladding);
- reinforced solar protection (external sunblinds);
- natural ventilation (no air conditioning, air circulating fans if necessary);
- use of structure to maximise energy (spandrel panels, no false ceilings or raised floors);
- optimised regulation of artificial lighting;
- sophisticated building management system for optimum balance between climate control and building occupancy.
